The following documents will be required to be submitted after the Realtor and seller
have been contacted by a Platinum Group Services coordinator:


                                                                                        Realtors:

  • Ratified contract of sale. The short sale addendum to the contract of sale should allow 60 days for third party (lender) approval
  • CMA showing comps used to determine list price
  • Listing agreement
  • MLS history, including price reductions
  • Pre-approval letter for buyer’s financing
  • Contact information (Agent’s name, Settlement company’s name, phone #, email address) of the Settlement Agent conducting the closing
  • All disclosures and documents requiring Realtor’s signature provided by Platinum Group Services

                                                                                        Sellers:

  • Hardship Letter, signed by all sellers
  • Any correspondence from your lender regarding foreclosure or auction proceedings
  • Any correspondence from your lender regarding the solicitation of a short sale
  • Copies of most recent 3 months bank statements on liquid accounts (checking, savings)
  • Copies of most recent 30 days paystubs for each borrower
  • Year to  Date Profit & Loss Statement, if self-employed
  • Proof of any additional forms of income i.e. child support, alimony, rental income, pension, etc.
  • Copies of last 2 year’s full income tax returns, signed by all parties (Form 1040 with all schedules attached)
  • Last 2 year’s business tax returns, if self employed other than a sole proprietorship
  • Most recent 2 year’s W2 statements
  • Mortgage payment coupons or statements on all mortgages liened against the property
  • All disclosures and documents requiring seller’s signature provided by Platinum Group Services
  • PLEASE NOTE: All parties that are currently on the Note will be required to cooperate by submitting all required documents
